Cabo Corridor

The Cabo Corridor is the twenty-mile stretch of Highway 1 that joins Cabo San Lucas to San José del Cabo. It holds the highest concentration of resort and golf communities in Los Cabos — Cabo del Sol, Querencia, Palmilla, Chileno Bay, El Tezal — and it is the largest single market in this MLS. Inventory here leans heavily built rather than raw: most of what trades is finished homes and condominiums.

Cabo San Lucas

Cabo San Lucas covers the marina, the downtown core, the Pedregal hillside above the Pacific, and the beach and residential districts that run north from town. It is the most urban of the Los Cabos markets, and the only one where commercial property is a meaningful share of what is for sale.

San José del Cabo

San José del Cabo keeps the colonial town centre, the Gallery District, the Zona Hotelera along the estuary, and Puerto Los Cabos to the east. It is the older of the two towns and the one with a working plaza and a resident population, which is why buyers looking for a town rather than a resort tend to start here.

San José Corridor

The San José Corridor is the eastern half of the highway between the two towns, from Palmilla back toward San José del Cabo. It splits between oceanside developments and inland golf and hillside communities, and it is a smaller, quieter market than the Cabo Corridor to the west.

Pacific Coast — Todos Santos & Pescadero

The Pacific zone runs north from Cabo San Lucas along the ocean side of the peninsula: Cerritos, Elías Calles, Pescadero, Todos Santos and the ranch land between them. It is the one market in this MLS where raw land outnumbers built homes, which is what makes it the usual entry point for buyers who intend to build.

East Cape — Los Barriles & Buena Vista

The East Cape stretches up the Sea of Cortez from La Ribera through Buena Vista and Los Barriles toward La Paz. It is the least developed of the Los Cabos markets and the most land-dominated: roughly four out of every five listings here are lots and acreage rather than finished houses.

La Paz

La Paz is the capital of Baja California Sur and a working city rather than a resort, about two hours north of Los Cabos. The market takes in the malecón and the historic centre, the beach corridor toward Balandra, El Centenario to the west, and El Sargento and La Ventana on the bay to the north.

Loreto

Loreto sits far up the Sea of Cortez, the oldest town in the Californias and the smallest market covered by this MLS. Most of what is listed falls in the historic centre, in Nopoló, or in the Loreto Bay development just south of town.
